Guest portal software for short-term rental hosts

You run the rental. We answer the questions.

Most guest texts are the same six questions: what's the Wi-Fi, where do I park, what's the code, what time is checkout, which bin, what's good nearby. Keyring puts all of it on one page your guest opens from a link — so they stop asking you at 11pm. Anything it can't answer, they message you there and you reply from your phone.

Six questions
Wi-Fi, parking, the code, checkout time, the bins, what is nearby — answered on their page before they ask

The 11pm text you never have to answer again.

Not because a robot answered it — because the answer was already sitting on their phone when they walked in.

Waking up to "what's the wifi" for the ninth time this month
Wi-Fi, parking, bin day, quiet hours and the house rules are on their page from the moment they book

Finding out something was wrong when you read the review
A one-tap mid-stay rating means they tell you on day two, while you can still fix it

What the guest gets. What you stop doing.

Your guest opens one link from their email and everything they'd normally text you about is already there.

You stop texting out the door code

The code appears on the guest's page an hour before check-in and stops showing after checkout. You never type it into a message, and it isn't sitting in an old text thread six months later.

You stop answering the same six questions

Wi-Fi name and password, parking, bin day, quiet hours, house rules, and your own list of what's worth walking to — you write it once per property and every future guest has it. If it isn't filled in, the guest sees nothing rather than a made-up answer.

You stop losing messages in your personal phone

One thread per reservation, on their phone and yours. No number swapping, no WhatsApp, no scrolling back through your own texts to find which guest asked what. You answer it — Keyring doesn't reply for you.

🧹

You stop finding the bins still full

Checkout list on the guest's phone — trash out, dishwasher on, thermostat set, lights off, door locked. They tick each one. Your cleaner walks into the place you asked for instead of the place you hoped for.

You stop finding out in the review

A one-tap 1-to-5 rating and a note, mid-stay. If something is off you hear about it on day two, while there's still time to send someone round — not on a public page after they've gone.

Free tools, no account needed

Payout calculator, profit estimator, house-manual builder, turnover checklist and a review responder — open on the web, nothing to sign up for. Use them before you decide anything.

What Keyring does not do — read this before you buy

It does not connect to Airbnb, VRBO, or any channel manager or PMS. There is no sync and no import — you add each property and reservation yourself, or we do it with you. Nothing here is AI-written and nothing replies to a guest on your behalf. The calendar, rates and reviews screens in the host dashboard are sample-data previews today and are labelled that way inside the app. If any of that is a dealbreaker, it should be, and we'd rather you found out here than on day three.

Straight answers, before you put a card in.

Where the answer is "not yet," we say that.

Does it sync with Airbnb or VRBO?
No. There is no channel connection, no PMS integration and no import. You add each property and each reservation yourself — or we do the first batch with you on a call. If you need a channel manager, Keyring is not one.
Does an AI answer my guests?
No, and we're not going to pretend otherwise. Keyring's value is that the answers are already on the guest's page before they think to ask. Anything left over comes to you as a message and you reply. Nothing is auto-written and nothing goes out in your name.
How does the guest get in?
They put in their email and the property address and get a link. No password, no app, no account. The link expires at checkout, so an old guest can't wander back into your property page next season.
Is the door code safe on there?
It only shows from one hour before check-in until checkout. Outside that window the page simply doesn't have it. That is tighter than a text message, which lives in a thread forever.
What about rates and reviews?
Those screens exist in the dashboard but they're sample-data previews right now, labelled as such inside the app, because there is nothing plugged into them. Don't buy Keyring for pricing advice. The free review responder and payout calculator are real and open to anyone.
Can I cancel?
Month to month, no annual contract — there is no annual plan at all. 14 days free first. Your message history and guest data export on the way out.

What your first week looks like.

Including the parts you have to do. There's nothing to install.

Day 1 — write the guide once

Add the property, then fill in the things you type out over and over: Wi-Fi name and password, where to park, which day the bins go out, quiet hours, house rules, and the three places you'd actually send someone for dinner. Twenty minutes, and you never write them again.

Day 1 — add your next booking

Guest name, email, check-in and check-out dates, and the door code. That's a reservation. Steve will sit on a call and do the first few with you if you'd rather — we have no customers yet, so you get the person who built it.

Day 2 — send yourself the link

Request a guest link with your own email and open it on your phone. That's exactly what your guest sees. Check the door code is hidden until an hour before check-in, then hand the link to a real guest.

The stay — what changes

Check-in day: no code text, they already have it. Mid-stay: a rating comes back and you find out about the broken shower head while you can still fix it. Checkout: they've ticked the bins and the thermostat. Any question they still had came to one thread instead of your personal number at 11pm.

Questions, answered.

Does it sync with Airbnb and VRBO?

No — and we would rather say so plainly. There is no channel connection and no import. You add each property and reservation yourself, or we do the first batch with you. Keyring runs alongside whatever you list on; it does not talk to it.

Will an AI be talking to my guests?

It is you — literally. No AI writes to your guests. What Keyring changes is that the six questions you always get are already answered on their page, so the messages that do reach you are the ones actually worth your time.

What happens when something isn't routine?

It reaches you. Nothing is auto-replied. The guest messages you in their reservation thread and you answer from your phone — the difference is that the routine stuff never got as far as your inbox.

Can my cleaner log in?

Not yet. There are no team seats or cleaner logins today, and we are not going to sell you one. The guest-facing checkout list does mean your cleaner walks into a place where the bins are out and the dishwasher has run.

Can I cancel anytime?

Yes. Month to month — there is no annual plan at all — and 14 days free before anything is charged. Export your message history and guest data on the way out.
